Overview & Summary

Harilal Hirani leads a multi-disciplinary practice of around 50 Chartered Valuers & Building Surveyors. He doesn’t believe in the theory that “Only 3 things happen without leadership – friction, confusion and under-performance. Everything else requires leadership”. He provides understanding and visionary direction to enable ALL staff to positively broaden their experience, add to their expertise to achieve their goals; and impart the philosophy of giving only “reliable, researched, reasoned & responsible advice “.

He has been a practicing surveyor since 1976 having a wide range of experience in Capital & Rental Valuations of residential, commercial, industrial, hotel, religious & community buildings, care & nursing homes, public houses, leisure properties, development projects, investment portfolios and most other disciplines of professional work.

He regularly gives evidence in various Courts, Statutory Tribunals, Public & Government Committees & Panels on behalf of various clients, financial and corporate institutions and public bodies and Charity & Social Organisations. He also acts as an Arbitrator & Expert. As a Jointly Appointed Expert he has recently valued (at £198 million) a 105 Property Portfolio for the High Court, London. He has an analytical & inquisitive mind & a patient positive reasoned approach, which has resulted immensely in assisting numerous litigating & aggrieved parties to conclude beneficially, financially and satisfactorily.

He regularly lectures on the Property Market [to Bank Managers, Underwriters & High Value Clients of Lending Institutions]. He has undertaken Presentations in China [Beijing, Shanghai & Chengdu], Malaysia, Thailand, Singapore and India on Valuations & The UK Property Market.

His Expert advice has related to Commercial, Industrial & Residential Valuations spanning – Surveyors, Solicitors & Accountants negligence, matrimonial disputes, retrospective values, encroachment land loss, overage & underage clauses, compensation for breaches of & release from restrictive or binding land covenants, ransom strip values, planning compliance failure, over-development compensation and business partnership disputes & asset divisions.

Leading a multi-disciplinary 55 staff & 4 office practice of Chartered Valuation & Building Surveyors based in [Holborn] London, with representation throughout the UK and overseas. Our clients are Banks, Mortgage Lenders, Government Departments, Local Authorities, Housing Associations, National Companies, Charities, Solicitors, Accountants & purchasers, investors, owners & occupiers; indeed spanning the full breadth of property players – from international institutions to corporate and private individuals.

We deal with Valuations of all types of residential, commercial, industrial & mixed-use properties, development sites, Hotels, Public Houses, Nursing/Care Homes, Petrol Stations, Medical Premises, Religious & Social Institutions, Educational & Leisure Properties and Operating Business Goodwill Establishments.

Greater London Council – Team Leader

Appointed a Team Leader in 1983 (the youngest ever ) to lead a large multi-disciplinary team responsible for 18 of the 32 London Boroughs. Undertaking purchases, disposals sales, and management of land and commercial, residential & industrial properties [required or owned for various Council Schemes], both by Agreement & Under Compulsory Purchase Powers.

Life's Outlook

An avid traveler, having visited 72 countries to date, he believes that:

  • Not all those who wander are lost” [J.R.Tolkien]. Travel broadens and educates the mind; making one humble and appreciative of the “good life” one leads. “There are no foreign lands. It is the traveller only who is foreign” [Robert Louis Stevenson].
